A beautiful estate in Atherton has just lowered the asking price of their 7,000 square foot, 6 bedroom, 5 1/2 bath on over one acre property to $6.6 million. That’s a price reduction of $400k! The home also has a pool, large grassy yard, sand volleyball court and located next door to where Joe Montana lived several years ago. Atherton real estate has fewer properties on the market this year compared to last year, but homes are still moving and Atherton was just named as the second most expensive zip code in the nation as was reported today in the Realtor.com article. Atherton luxury real estate sales figures for the month of September, 2011 compared to September 2010. As you can see, the numbers are staying steady as listing prices are way up, but sales prices continue to remain down a bit from last year.

Yes, it is true. A high end luxury estate in Atherton is priced to sell and has recently lowered the asking price. The estate has three buildings on it – main home, guest house and office/artists studio for a total of over 6,200 square feet of living space. This home is great for extended families, has a beautiful pool with slide, parking for 8 cars, and a large lot with fruit trees and sitting areas. Atherton has seen a surge in purchases of luxury real estate recently and homes in the 5-20 million dollar range have been selling, despite the sluggish economy. Atherton California is one of the most expensive areas in the country, having ranked #2 for highest average listing price.
I just came back from previewing a couple of homes for sale in Atherton that will be going on the market next week. Some of them were great deals, as I mentioned on my twitter feed, while others were overpriced in my opinion. I’m not going to mention the overpriced homes on broker tour as I’m not here to give you any false salesmanship, I’ll leave that up to the others. One of the homes I really liked is expensive, but a great value compared to others that are similar or higher priced.
This one has a tennis court, pool, pool house and a great design that allows the main rooms in the house to all look out towards the magnificent backyard. It has been remodeled recently and everything from the kitchen to all the bedrooms are like new. My guess is that this home could sell quickly, despite the hefty price of over six million dollars. I spent the weekend looking around in Atherton, specifically the Lindenwood area trying to find a good open house. Wasn’t any to find this weekend and there isn’t a lot of homes for sale in there right now. There was a couple to look at, but I would consider them fixer uppers as opposed to a typical Atherton great home.
